Homebot, the best email marketing system I’ve ever seen for seller leads
You’ve probably heard that you should:
- Have an email drip campaign for all your past clients,
- That you should be sending out emails to your database, and
- That you should be emailing your sphere of influence every month to check in on your past clients.
With Homebot I can do all three.
A lot of the work I get is from repeat clients and referrals. Homebot is one of the very best email marketing programs I’ve ever used or seen, and I believe it’s a big part of why we get so many new clients. I don’t get paid to advertise this, but I really love what they do. Everybody who joins Glutch Group and who joins our group at eXp uses this incredible system to keep in touch with any and all potential leads.
What is Homebot?
Homebot helps real estate agents and loan officers drive repeat and referral business. It also provides a financial dashboard to help homeowners save money and build wealth. We use it to target and email homeowners and buyers. Each month, homeowners will receive an email that tells them the estimated value of their home, which lets them fine tune its value. It also tells them how much equity they have. Recipients are also met with a personal photo of whoever the email is “from” in addition to the sender’s email and phone numbers. This helps us build deeper, more personal relationships between us and our potential clients. Does Homebot work?
Yes, it does! As mentioned, there’s a deeper walkthrough of the backend in the video, but if we look at our numbers the results are clear. For homeowners, of the 902 emails sent this last month, we had 605 opens and 408 views. For buyers, of the 84 emails sent, we had 61 opens and 18 views. If you’ve had experience with mass emailing, you’ll realize, like we have, that these numbers are incredible. When I send big emails out to our whole database, we’re talking the realm of about 6000 emails being sent out, where we’re lucky if we get a 5% open rate. But right here, with Homebot, we’re dealing with at 67% open rate for the homeowners’ side and a 72% open rate on the buyer side. It’s crazy!
Why does this work?
It works because it sends people information they care about: Their house. It’s not me just spamming them about how great we are. It’s sharing information and talking about something they are genuinely interested in. It answers the question: What’s in it for me?
Does it cost a lot?
Not at all. It starts at $25 a month. While there’s a $50 sign-up fee, if you shoot us a message, we can send you a code that can get that waved. I find it hard to think of a better way to spend $25 a month to help your business. You will need a lender to co-sponsor on this, but if you don’t have one or are looking for a new one, I’d be happy to help set you up with one of the many wonderful people I work with.
Two big tips not mentioned in the video
Be sure to turn on the “instant offers” feature. This feature is one of our primary lead drivers in the homebot system but you have to turn it on manually.
Go in monthly and re upload your entire list of contacts that you have physical addresses for. Homebot is smart enough to skip the contacts you’ve already uploaded so just re upload your whole list monthly to be sure you have everyone in the system.
